Respect for you and your neighbours

Sensible working hours, considerate parking and a heads up to neighbours before noisy work.

One point of contact

A named coordinator who knows your job and answers your questions.

Questions we are asked

Do I need planning permission?

Many single storey rear extensions fall under permitted development, but it depends on the house, earlier extensions and the location. This is checked at the drawings stage, and we prepare or coordinate the planning application where one is needed. Approval is always the council's decision.

What is a Lawful Development Certificate?

If the extension is permitted development, a Lawful Development Certificate from the council confirms it. It is useful when you sell, and we can coordinate the application.

Does the Party Wall Act apply?

If you share a wall or are building near a boundary, it may. We serve the notices where needed and refer you to an independent party wall surveyor.

What if there is a public sewer near the extension?

Building over or near a public sewer usually needs a build over agreement with the water company. This is checked early and coordinated as part of the job.

Can you work from my architect's drawings?

Yes. Send the drawings and we will quote against them.

Can the kitchen be part of the same job?

Yes. The extension and kitchen can sit in one contract, and we use Kitchens Connected so you can walk around the kitchen in virtual reality before anything is ordered.

Can we stay in the house?

Usually yes. The new space is built first and only opened into the house near the end, with the opening sealed off from the rest of the home.

How is payment structured?

A small deposit to book, then staged payments as the work progresses. Each stage is signed off by you before the next payment is due.

No big payments up front. A small deposit to book, then staged payments, each one due only after you have signed off the stage before.
